EQUIPMENTStudio agrees to provide rental equipment (as outlined at www.blankstudionyc.com/equipment) in good working order, but makes no special guarantees as to said equipment’s functionality or suitability to Renter’s purposes. Renter shall notify Studio immediately of any malfunction, damage or other issues with the equipment. There is no studio phone service provided. Renter is advised to bring a cell phone. WiFi internet service is provided during the rental period. Renter may not bring into the studio outside grip/expendable rentals that the Studio offers on-site. Renter will be charged for Studio’s grip/expendables package ($450) if items are brought into the space that are provided in-house.

VIDEO SHOOTSRenter acknowledges that Blank Studio is not soundproofed.

CLEANING & TRASHRenter agrees to leave the Premises and all contents and fixtures in the same condition as they were when Renter arrived. Blank Studio NYC will dispose of trash collected in the supplied trash cans. Renter must discard larger items, such as personal props and set pieces offsite. Disposal of large amounts of garbage due to large sets may also accrue additional costs. All items brought to the Premises by Renter are to be removed by Renter. If Renter does not return Premises to the order and cleanliness found when Renter arrived, Blank Studio will charge at minimum a $150 cleaning fee.

STUDIO RULES* No smoking whatsoever is allowed in the building * Music/voices are to be kept at reasonable levels * No one will be admitted who is drunk or under the influence of illegal substances. *No pets allowed without prior consent of a Studio representative. * Maximum of ten people in Renter’s party. Notify ahead of time if you have a larger group. * The door to studio must remain closed at all times *The front door to the building may not be propped open and left unattended. *Client is responsible for buzzing in members of their group into the studio* Clients may not hang out downstairs in building entryway- all checkin must be conducted on studio premises. *no signage at front door

ROOF AND FIRE ESCAPEAccess to the roof and fire escape is strictly prohibited and trespassing will be grounds for automatic removal from the premises. Renter or guest will maintain full liability for any damage done to themselves or property in the event of trespass on the roof or fire escape. Renter hereby releases and indemnifies Blank Studio NYC from and against any liability to renter, its guests or invitees in any way arising from a trespass to the roof of the premises.

INSURANCEA certificate of liability insurance in the amount of 1 million dollars general liability, naming Blank Studio NYC LLC, 457 Broome Street, 2F, New York, NY 10013 AND 457 Broome Street LLC as Additionally insureds is mandatory for all shoots, unless prior arrangements are made with the studio.

WAIVER OF LIABILITYUse of Studio’s Premises and equipment is at Renter’s risk. Notwithstanding the foregoing, Renter hereby agrees that Studio will not be held liable for any direct, indirect, incidental or consequential damage, injury or loss to Renter, his party or possessions while on the Premises other than with respect to Studio’s negligence or wilful misconduct. Renter holds harmless and indemnifies Studio and its owners, agents, representatives, associates, officers, employees, guests and tenants against any third party suit, claim, loss, accident, judgment, fine, injury or damages, including reasonable outside attorney’s fees arising from Renter’s use of the premises, whether such claims arise in contract law, tort law, or otherwise. This indemnification shall continue in full force and effect during and after the term of the rental for such causes arising during the term of the rental. Renter shall be solely responsible for the conduct and welfare of all persons accompanying Renter while on Studio’s Premises. Renter agrees that a Studio representative may, at Studio’s sole discretion, be present at all times. If the representative observes or otherwise becomes aware of dangerous, pornographic, illegal or negligent practices or activities, the representative reserves the right to stop the shoot and may require Renter and Renter’s party to leave immediately. In such case no refund will be given for unused time. However, Studio and its representatives assume no responsibility to act in such cases. Renter may use all footage, photographs and recordings taken on the property.

AGE OF MODELSRenter is solely responsible for verifying that all photographic subjects are of legal age or accompanied by a parent or legal guardian. Studio has no responsibility to determine or verify the age of participants in the Renter’s activities but reserves the right to demand proof of parental consent if models or photographic subjects are under the age of 18 and to end those activities if Studio becomes aware that legal age violations are occurring. Studio is not liable in the case of an invalid ID or any other form of age verification.

DAMAGERenter shall be solely responsible for any damage to Studio’s property or equipment that is caused directly by Renter and which occurs during the time Renter or his/her party occupies the Premises. Renter agrees to pay reasonable additional repair costs to bring damaged equipment back to working condition. Renter agrees to pay for damage to the Premises including spills, excessive wear, marks or stains on furniture, fixtures, walls or painted surfaces.

STORAGEDue to space restrictions, Blank Studio cannot guarantee storage of props, styling, equipment or any other items brought into the studio before or after Renter’s shoot. It is at the discretion of our Staff to determine if there is sufficient space.

TO RECEIVE OR HOLD ITEMSNo items will be accepted before the shoot or held after the shoot without advanced approval from the studio owner/manager (s). Blank Studio NYC is not liable for any items accepted or stored on Renter’s behalf. Overnight storage of any items may be subject to a storage charge and must be arranged with studio owner/manager(s). All items must be picked up from Blank Studio by the pre-determined time proceeding final wrap. Anything that is left behind will be subject to storage and/or disposal charges. Studio, at its discretion, may impose storage fees of $150/day Monday through Friday and $500/day on Saturday and Sunday.
